Do you have onsite security?

Yes, we provide professional onsite security overnight to ensure the safety and security of all
guests, staff, and property during non-operating hours. Our security team is present throughout
the night and is trained to respond promptly to any issues that may arise.

What floor plan options are available?

We offer a diverse range of thoughtfully designed floor plans, including 2x2, 3x3, 4x4, and 5x5
layouts. Whether you're seeking a cozy space or room to spread out, our flexible options let you
choose the perfect setup to match your lifestyle. There's something for everyone—explore
what fits you best.

Do you offer roommate matching?

Yes! At The Rook, we offer professional roommate matching, done by hand by our management team. In your application, you will fill out a roommate section and answer a few questions that we will use to find your best match. What is included in rent?

Are the apartments fully furnished?

Yes, all the apartments come fully furnished with modern, comfortable furniture and essential
appliances—so you can settle in without the hassle of moving heavy items or buying new
pieces. Just bring your personal touches, and you're home.

Are pets allowed?

Yes, we’re pet friendly! We welcome your furry companions and understand they’re part of the
family. Be sure to review our pet policy for any breed, size, or fee requirements.

Do the apartments come with a washer and dryer?

Yes, every apartment includes a full-size washer and dryer for your convenience—no shared
laundry rooms or trips to the laundromat needed. Enjoy the ease of doing laundry right from
the comfort of your home.

How can I pay rent?

Rent can be paid easily through our online resident portal, offering a quick and secure way to
make payments. We also accept checks and money orders if you prefer more traditional
methods. Choose the option that works best for you!

Can I stay during holidays and breaks?

Yes, with a 12-month lease, residents are welcome to stay in their apartments during holidays
and school breaks. Your home is yours year-round, so there’s no need to move out or make
alternate arrangements during those times.

Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age
of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person
having legal custody of the child under the age of eighteen, or (ii) the designee of such parent
or other person having such custody, with written permission of such parent or other person.
For family households with children, all household members age eighteen (18) or older must:
(A) complete an application, and (B) sign the lease as a Resident. For family households with
children under the age of eighteen (18), at least two (2) people will be permitted to occupy a

single bedroom. If a family household with children under the age of eighteen (18) requires
additional occupancy per bedroom, additional occupants may be allowed on a case-by-case
basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of
the children, configuration of the unit, any physical limitations of the property, and local
occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of
the lease, the lease will be allowed to complete its term, but renewal will only be offered in
compliance with the occupancy policy as stated. Child occupants who are under twenty-four
(24) months at the time the lease is signed will not be counted under the occupancy policy for
purposes of maximum occupancy but will be counted for subsequent leases if they reach the
age of twenty-four (24) months during the term of the lease. The Landlord has the right to
lease any empty bedroom(s). Families should contact the office directly regarding the
application for family households, as this process varies from individual leasing and the
required forms are not all available electronically.

Do you offer a Shuttle service?

The Rook is on the UCF Campus Shuttle route that picks up and drops off at UCF, making it easy for residents to commute.
